Attic Storage Framing
This is a new house and it looks like it has a
nice storage area in the attic.
These roof trusses looked like they were designed for attic storage,
however looking at the plywood flooring that is attached to the 2 x 4
ceiling joist, there doesn't look like there's any room for R-30
insulation.
The entire attic will have to be insulated now, if they would have
installed a 2 x 6 on top of the 2 x 4 ceiling joist, this would have
created an area that could have been insulated, in the ceiling.
I mention this because you will find builders insulating the ceiling in
a case like this and not the rest of the attic.
As a home inspector you should be aware of some of these problems, so
you can recommend the repairs to the new homeowner or existing
homeowner.
Attic storage area does not usually have to be insulated,
only living area needs to be insulated.
